2. Access and user account
- The platform is intended for businesses. A person can become a user only by invitation from a client.
- The user account is personal. The username and password must not be given to others.
- If you suspect that someone else has used your account, report it immediately to help@redata.ee.
- The client is responsible for the actions of its users. The right of use does not extend to the client’s parent, subsidiary or sister companies unless agreed otherwise in the order.
- REdata may suspend access if an account is used in breach of these terms or security is at risk. We will notify the client without delay.
3. Permitted use
The platform may be used only for performing the client’s work tasks within the scope of the service agreement. It is prohibited to:
- share a user account or give access to a person whom the client has not authorised;
- give platform data or results to third parties, except the valuation, unless the service agreement allows it;
- use restricted data without a legitimate interest or for any purpose other than the permitted one;
- make land register queries for any purpose other than valuation work. Queries are charged and logged;
- copy or reproduce the database, including by automated means;
- overload the system or try to bypass its security restrictions;
- derive how the model works by means of queries;
- train a competing model with REdata data or results;
- upload malware or illegal content to the platform.
4. Data and valuations
- Platform data comes from national registers, the Estonian Land and Spatial Board transaction database, data entered by the client and other lawful sources. No data source is guaranteed. We correct known errors within a reasonable time.
- A valuation is the output of a statistics-based model. It is not an expert opinion of a professional appraiser, nor a guaranteed market, transaction or collateral value.
- REdata does not promise a property-specific confidence interval or a specific accuracy percentage. The model’s general quality metrics do not guarantee the transaction price of an individual property.
- The valuation of the same property may change when the model or the data is updated.
- If the model does not cover an area or property type, the platform may not provide a valuation.
- Before making a decision based on a valuation, the client checks the input data, the model’s coverage and whether a professional appraiser or an inspection of the property is needed.
- The appraiser who prepared the valuation report is responsible for its content and for the valuation result.
- Credit, investment, insurance, purchase and sale decisions are made by the client, who is responsible for them. A regulated client, such as a bank, assesses for itself whether the model meets the requirements of its activities.
5. Intellectual property
- The platform, software, models, algorithms, underlying data, methodology and database structures belong to REdata or its licensors.
- For the term of the service agreement, the client receives a limited, non-exclusive right to use the platform in its business.
- The client retains the rights to the input data it provides. The client may use the valuation in the agreed business process.
- REdata also uses the property quality data entered when creating a valuation, such as condition, to develop and train the model.
- REdata may use anonymous aggregate and usage statistics to develop the service and the model. Pseudonymised data is not considered anonymous.
- Publishing reports to third parties requires a separate legal basis and, where necessary, REdata’s consent, especially if the report contains restricted data or personal data.
6. Availability of the service and changes
- The platform is under active development. Features and model versions may change.
- We normally notify clients at least 30 days before discontinuing a core feature. A change may take effect immediately because of a security, legal or data source restriction.
- Where possible, we announce planned maintenance 48 hours in advance. Emergency maintenance may take place without notice.
- The operation of the platform also depends on the operation of national registers, X-Road and other data sources.
- User support is available on business days from 9:00 to 17:00 at help@redata.ee. The availability target and service level are set out in the service agreement.
7. Liability
- REdata provides the service with reasonable professional care but does not guarantee uninterrupted or error-free operation.
- REdata is not liable for indirect damage, lost profits, differences between a valuation and the actual price, or the client’s decisions. Nor is REdata liable for errors or interruptions in registers, X-Road or third-party services.
- The cap on REdata’s total liability is set out in the service agreement.
- These limitations do not apply in the case of intentional breach or where Estonian law does not permit liability to be limited.
8. Personal data and confidentiality
- The processing of personal data is described in the privacy policy at redata.ee/privaatsuspoliitika.
- We process personal data on behalf of the client under a data processing agreement.
- The user keeps confidential any personal data seen on the platform and the client’s confidential information, and uses them only for performing work tasks.
9. Use of the website
